This week we were active in the hip and very popular suburb of Northcote, where we helped assist our lovely vendor sell her home which had been in the family for more than 70 years at 59 Beavers Rd Northcote

Just over four weeks ago we were engaged to help choose the best local agent to sell our client’s property. The selection process was entertaining, to say the least, it’s no wonder so many vendors have a bad real estate experience. Anyway, onwards and upwards, after conducting 5 agent interviews, testing each agent for their online response and calling up vendors regarding their latest sales, we made a decision and appointed the best agent in the area.

The whole campaign ran like clockwork up until the auction day on Saturday. With more than 60 inspections over a four week period and three interested parties indicating they would bid on the day, all parties involved were optimistic of the outcome but at what price level we could only find out on the day.

Quoted at $700 – $750,000, the opening bid was a stunning $800,000 by a very keen investor looking to secure something for himself or the kids. The bidding continued in $10,000 increments in front of 30 plus onlookers as another bidder traded rapid blows to reach $875,000, the property selling within minutes.

Achieving over $100,000 above the reserve price, my vendor and her 10 other beneficiaries were thrilled with the result. Even the agent was stunned at the price we achieved for an original 2 bedroom cottage on 195 sqm of land but I suppose that’s Northcote! Congratulations Jo!
