How is Street Advocate Different?

We are a property based organisation with property experience, qualifications, membership (PIAA) and Professional Indemnity insurance. We stand by what we say and do because of our ethics and accreditation. We put the clients first!
Our team of experts are highly regarded in the industry. We deliver customised advice to suit your needs and goals, with no conflict of interest.
We have a tried and tested process coupled with extensive local knowledge and skill. Communication with our clients is paramount, we update you on any market changes and take action, give specific property investment advice and deliver outstanding results for our clients.
Most importantly we work in areas which experience capital growth and are not saturated with investors. Our task is to find a great property is made that much harder because our selection criteria and pool of properties we search is so limited.

Why do I need an Advocate?

For most people, buying or selling a property is the single biggest transaction they will ever make in their life, so getting it right is important. The right decision may make you thousands of dollars and see your asset grow while the wrong decision could leave you with the complete opposite.
Our job at Street Advocate is to identify the pitfalls and help you buy and sell for the best market price. We have an incredible team of experts we work with on your property, who operate with the same attention to detail as we do. So you know you are in safe and experienced hands.

How do you get paid?

We have two services: Buying Property and Selling Property

Buying Property
If you engage our buying service there are fees payable but these vary dependent on the service you wish to undertake, bidding/negotiation, due diligence or comprehensive. An engagement deposit is payable in order to begin working on your next property purchase. The balance of the payment is made when you have purchased and your contract become unconditional. We don’t charge anyone who is unhappy with our service.

Selling Property
If we are employed as your vendor advocate there is no fee payable from you. We get paid by the agent for referring and looking after you, the vendor, during the sale process.
Our role here is to analyse the suburb for the best three agents, then conduct an extensive 20 point questionnaire with the vendor to determine the most suitable candidate.
We then advise you of the most suitable marketing for your property, negotiate the agent fees and keep the agent accountable to ensure you achieve the best market price.

How do you find the best agent?

We work and know over 300 real estate agents around Melbourne and Victoria. Our meticulous selection process ensures we find and engage the very best real estate agent when selling your property.
Firstly we find which agents are the most active in your chosen suburb then search for the most active for your property type, as this often differs. We then look at the agent’s success rate to ensure they sell the property is sold within the average days on market period.
Thirdly we invite three agents for an interview and explain the selection process. Together with you the vendor, we interview to determine the most suitable candidate.
Finally we choose the best agent first then negotiate their fee and marketing costs and put a plan in place for face to face meetings, book the open inspection times, confirm advertising copy and marketing. We negotiate the best settlement and selling terms that suit your circumstances.
