As part of our advocacy role we are also very active in selling property on behalf of clients, some of these sales, for whatever reason, turn out be off-market transactions. One such property we sold this week was number 6 Damar Ave, Boronia which we sold for an incredible price.

For personal reasons which I won’t go into, our Vendor Val appointed us to try and find the best agent to sell her property in Boronia. Due to unforeseen circumstances the original house residing on the property burnt down and this had caused enormous stress to our client.

We therefore looked at which agent in the area had the empathy and negotiating skills to make the best fit. I researched the best agent for the area then made some phone calls to other nearby agents to verify my thoughts. We use at least 3 sources to find a suitable agent then interview these agents and call their latest vendor references. I consider our process one of the most thorough and transparent in all of Victoria if not Australia! Most real estate agents we appoint comment on the amount of work and hands-on approach we employ during the sale when compared to other advocates.

Once we had found our man we negotiated their fee and spoke about price. A couple of the agents thought the value of the property lay around the low $400,000 mark while our chosen agent thought much higher in its current state, as land value.

Within a week we’d given the agent the go-ahead to call their developer database and before we knew it, he had interest from there parties, two bidders who ended up fighting over the property. Although the offers started around the $420,000 mark the vendor was thrilled to achieve a whopping $460,000 under competition. No advertising, no auction, no loss of time, no fuss, all in all a great result!
